The following are agencies with which HOME has built a relationship in efforts to better serve the disabled populations: Fannie Mae- www.fanniemae.com Fannie Mae offers Community Homebuyer mortgage loans that have flexible guidelines for low-to-moderate-income borrowers. Additionally Fannie Mae offers the HomeChoice loan program specifically geared to people with disabilities who live on a fixed, low income. Fannie Mae makes available to HOME, Home Counselor Online, a free record-keeping system that includes various types of forms and worksheets for the counseling agency. San Francisco Federal Home Loan Bank- www.fhlbsf.com The Federal Home Loan Bank of San Francisco has awarded three grants to HOME Two of the grants are Affordable Housing Program (AHP) grants that are used for down payment assistance for HomeChoice first-time homebuyers. The most recent award is an Individual Development Empowerment Account (IDEA) grant that will assist 14 low-income families with a 3-1 match in accumulating savings towards a home-purchase down-payment. While saving for the matching funds, the families will receive financial literacy instruction from HOME California Finance Housing Agency (CalH.F.A.)- www.calhfa.ca.gov As of October, 2002, Guild Mortgage through CalH.F.A. is offering a 30 year fixed 3% interest rate to first-time disabled homebuyers who purchase anywhere in California. Housing Authority of Los Angeles (HACLA) - www.hacla.org The Housing Authority of Los Angeles is assisting current Section 8 recipients with mortgage payments when they become first- time homebuyers. HOME has developed a working relationship with HACLA and through the combined effort of the two agencies, 5 disabled, Section 8 recipients became homeowners in the first six months of 2003. City Of Los Angeles Homeownership Department (LAHD)-www.ci.la.ca.us/LAHD/ LAHD offers soft-second mortgage loans to those whose income qualifies at or below 80% of area median income. The “Home Buy”, “Home Works” and “Home Safe” loan programs range in maximum loan amounts from $60,000.00 to $ 75,000.00, are interest free and are deferred for 30 years. HOME accesses these subsidies for their clients. United Way of Los Angeles - www.unitedwayla.org/ United Way has recently awarded HOME an Individual Development Account (IDA) grant for a 2 to 1 matched-savings account for 22 families. This program teaches first-time homebuyers financial literacy, and will culminate with down-payment and/or closing costs assistance necessary to purchase their homes. HOME is part of a coalition organized by United Way for agencies that offer IDAs. Westside Regional Center- www.westsiderc.org Westside Regional Center offers assessment, case management and support to persons with developmental disabilities. Easter Seals Southern California- www.easter-seals.org Easter Seals of Southern CA has partnered with HOME to share resources available to the disabled community. Easter Seals is a HUD approved counseling agency. Los Angeles Neighborhood Housing Services (LANHS)- www.lanhs.org/ Los Angeles Neighborhood Housing Services has offered to assist HOME's clients with a "soft-second" mortgage loan to assist in their first-time home purchase. LANHS is a HUD approved counseling agency. |
